Concession Services Analysis and Prospectus Development

Dornbusch performed all of the business consultation services required to support the NPS’s planning and development of a new prospectus for the largest Yosemite National Park concession contract.  The work entailed Due Diligence; Market Analysis; Rate Study; Personal Property Valuation and Replacement Schedule; Financial and Investment Analysis and Scenario Meeting; Initial Prospectus Development; Roundtable Meeting Preparation and Execution; and Preparation and Delivery of Final Prospectus Document.

The new concession plan entails numerous modifications to facilities’ uses and operations, with each scenario modeled using the firm’s proprietary interactive financial model.  As required services and the projected maintenance program evolved during the course of the project, Dornbusch used its financial model to present impacts of various scenarios in three separate scenario meetings.  Scenarios analyzed addressed inclusion of the El Portal service station, addition and subtraction of various food & beverage services, temporary closure of the Ahwahnee Hotel for seismic work, analysis of various Leasehold Surrender Interest options, and of utilities add-ons and pass-throughs, employee housing, and the Valley Transportation System.

The project was initiated in April 2008 and the timeline was modified due to the Merced River Planning process.  The final analysis was delivered in June 2014 and the Prospectus was released in July 2014.
